How Do You Know When Is It Time To Replace Your Roof?

There is no set time frame for replacing a roof. Typically, a roof composed of asphalt shingles will last anywhere from 15 – 30 years if properly installed and maintained. But there are many factors that affect the life expectancy of a roof. The quality of the shingles are a factor; the traditional flat, “3-tab shingles” will generally last 15-20 years, while slightly more expensive “dimensional” or “architectural” shingles laminated with several layers provide longer performance of 25-30 years or more. Proper installation methods, performed in accordance with manufacturer specifications, are also extremely important. This includes using the proper underlayment products including a good quality ice and water shield at the roof eaves, roof-to-wall junctions, around chimneys and in any valleys where two sections of the roof join.

An often-overlooked factor that has a tremendous impact on roof life expectancy is the presence of proper ventilation for the roof. Roofing manufacturers have made great advances in the design of roofing shingles to increase life expectancy, but even a great product may fail when installed on a roof that is not properly ventilated. There is a great deal of heat that builds up in an attic during hot days of summer. For example, a 90+ degree day may result in an attic temperature well over 110-120 degrees. That trapped heat results in baking the shingle of the roof deck above the attic, so between the blazing hot sun and the heat build-up from underneath, the shingles may begin to fail. The solution is to have an appropriate system of intake and exhaust ventilation for the roof.
