There is no set time frame for replacing a roof. Typically, a roof composed of asphalt shingles will last anywhere from 15 – 30 years if properly installed and maintained. But there are many factors that affect the life expectancy of a roof. The quality of the shingles are a factor; the traditional flat, “3-tab shingles” will generally last 15-20 years, while slightly more expensive “dimensional” or “architectural” shingles laminated with several layers provide longer performance of 25-30 years or more. Proper installation methods, performed in accordance with manufacturer specifications, are also extremely important. This includes using the proper underlayment products including a good quality ice and water shield at the roof eaves, roof-to-wall junctions, around chimneys and in any valleys where two sections of the roof join.
